We took a look at this month's Rightmove house price index for a round up of the market this April.
According to the report the price of new to the market properties have climbed by 0.4% (+£1,228) which is just enough to push the national average to a new record high of £305,732. The previous record was £304,934 which was set in July 2017.
With a record number of monthly visits to Rightmove in March, this suggests a strong interest in people looking to buy, but with the annual rate of prices rising to 1.6% this will mean that buyers are becoming more and more sensitive to property prices.
On average, sellers are achieving around 96.7% of their final asking price, although this does vary between region, location and property.
Looking at the North East specifically, the average asking price is £150,304 which is +1.1% change on the monthly average. The average property sells in 79 days in the North East according to the property portal.
