As members of the Propertymark & The Property Ombudsman (TPO) we are a professional agency and transparent about our fees.

We are also members of the Propertymark Client Money Protection scheme. 

All fees quoted below are inclusive of VAT.

Landlord Fees

Our standard landlord fee for a full Tenant Find and Property Management service is between 8.4% and 25%. No separate Tenant Find fee is payable under this full service.

Our standard landlord fee for a Tenant Find Only service is between 36% and 120% of one calendar month’s rent (subject to a minimum fee of £480).

Tenant Fees

In addition to paying rent for the property, you may also be required to make the following permitted payments:

Before the tenancy starts:

  • Holding Deposit: 1 week’s rent; and/or

  • Deposit: 5 weeks' rent (or in the case of rental income of more than £50,000 per annum 6 weeks' rent).

During the tenancy:

  • Payments to other third parties: such as Council Tax, utilities or payments for communications services;

  • Default Charges: such as payments for the replacement of lost keys or interest on overdue rent; and 

  • Tenancy Transaction Charges: such as requests to vary or assign the tenancy.

Tenant Protection

We are a member of ARLA Propertymark which is a client money protection scheme, and also a member of The Property Ombudsman which is a redress scheme.

Holding deposit (per tenancy)

One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security deposit (per tenancy)

Five or six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost keys or other security devices

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord or any other persons requiring keys will be charged to the tenant.

Variation of contract (tenant’s request)

£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of sharer (tenant’s request)

Between £180 and £324 (inc. VAT) depending on the number of joint tenants involved. Where a tenancy consists of a sole tenant who wishes to assign the cost will be £180. Where a tenancy consists of two or more joint tenants then this fee will increase by £18 for each joint tenant named on the tenancy agreement up to a maximum of £324. This reflects the additional work that is involved in liaising with a larger number of tenants.

Early termination (tenant’s request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
