When is the best time of year to start advertising my property?

The main rush for signing for student houses is from October to December each year. That is therefore when we start advertising. It’s a long time before the tenancies start, which are generally between June and September the following year.

How much would you charge to fully manage my property?

Our management fees work on a sliding scale, and we do not charge a tenant find fee on top of these.

This means your fee stays the same throughout the year and we avoid spikes in charges at the beginning or end of tenancies which in turn allows you to plan ahead more accurately.

Our all-Inclusive Property Management service normally costs between 12% and 25% inclusive of VAT.

It is worth noting that we cannot quote accurately without seeing the property and significant discounts could be available for multi—property instructions.

How much would you charge to find tenants for my property?

Our standard landlord fee for a Tenant Find service is between 42% and 120% of one calendar month’s rent inclusive of VAT (subject to a minimum fee of £480 inc. VAT).

Is now a good time to consider carrying our refurbishment work on my property?

It is imperative that landlords keep their properties up to date in the current market, given the abundance of options available to students.

For example, a recently converted property on Fern Avenue in Jesmond previously achieved £80 per person, per week.

Post-refurb, we secured a group for £115 per person, per week, which shows the level that can be achieved.

It’s worth knowing that the standard of property expected by students is much higher than ever before and they are willing to pay higher rent for nicer properties.

What steps can be taken to make sure tenants look after my rental property?

The standard of the property expected by students is much higher than ever before and as a result, students nowadays take pride in their home away from home.

Students also subscribe to the University Charter, which describes their expectations around conduct in their community.

Our regular inspections allow us to ensure that our managed properties are kept in top condition. Also, with typical tenancies only lasting one to two years, it’s also easier to regularly review rental levels, plan updates and improvements, and remain in-line with market trends.
