How far in advance should I start searching for my next student house?

The main rush for signing for student houses is from October to December each year. That is therefore when we start advertising. It’s a long time before the tenancies start, which are generally between June and September the following year.

Private student accommodation is always in really high demand, so it’s important to register with a lettings agent early on.

Current tenants are given the opportunity to renew their tenancies before the properties are marketed to the wider public.

Where are the best student locations?

Jesmond

Jesmond student accommodation is the number one pick for Newcastle students, as the area is home to many larger properties and a host of local amenities including shops, bars and restaurants and excellent transport links.

Sandyford

Sandyford may not have Jesmond’s vibrant nightlife, but it is by far the best place to settle in for students who prefer a quieter lifestyle and easy access to the main attractions in Newcastle. This area has a cosy community feel and the student properties for rent in Sandyford truly feel like home.

Heaton

Student accommodation in Heaton is lower in price, with student-friendly venues, and there are a variety of things to do. With new cafes and restaurants opening up, Heaton caters to the lifestyle needs of students and young professionals.

What should I look for in a housemate?

It’s worth remembering you’ll be living with your housemates for a full year – so choose wisely.

The ideal housemate would do their fair share of housework, be responsible, be considerate and not cause a nuisance.

Ahead of your property search, it's definitely worth getting together with those you intend to live with to make sure you're all in agreement as to what you're looking for.

As a student, do I need to pay council tax?

The short answer is no. A property is exempt from council tax if it is wholly occupied by full-time students.

If you are still living at home, or with other tenants who aren’t students, then this may mean that whoever is liable to pay council tax can get a discount.

Will I need a guarantor?

As a student, guarantors must be provided unless you’re able to pay for the year’s rent up front.

All our tenancy agreements are on a joint and severally liable basis – this means that all tenants and guarantors are jointly liable for the full rental amount and condition of the full property.

This is not something that can be changed, so applicants should make sure their guarantors are aware of this before paying their holding deposit.
